Do you own property on the north of Mallorca? We work with rental properties and private (non rental) villas in the north of Mallorca.

How do we get started?
Give us a call! We will come to visit the property first and go through the simple process of starting the holiday rentals. Check the legality and ensure everything is in place before advertising.
What are the tax rules for Spain?
We always recommend proper tax advice before starting to take rental income from your property. The rules are different for EU versus NON EU property owners and properties owned by companies.
We can recommend tax advisors to guide you through the process.
Do I need a rental license?
YES. Holiday rentals of properties is not possible without the correct in date rental license.
Can I also advertise with other agencies?
YES. We are able to take on properties which are advertised with other rental agencies too. Providing it is clear who has the master calendar.
How do I see my bookings/ income?
You will have access to our booking system which will show you the reservations and booking information.
When do I get paid for bookings?
You will always be paid at least two weeks before the guests arrive in the property. Unless we are dealing with last minute reservations, where the payment will be made as soon as we receive the funds from the guests.
Can I cancel a guest's confirmed bookings?
NO. Once a booking is confirmed by the guests in accordance with our Booking conditions the reservation cannot be cancelled by either Pollentia rentals or the property owner.
Do I have to use your management services?
NO. We have to ensure that the property is fully managed and the guests requests/ issues will be resolved as quickly as possible during their stay.
What insurance do I need for holiday rentals?
As well as your normal insurance policies you will need to specify that the property is holiday rental on your contents insurance and also have the correct cover of Public liability insurance.
Do you take a damage deposit for bookings?
YES. We take a damage deposit from all guests before arrival in the property.
Is this only for holiday rental properties?
NO. We offer property management services to both holiday rental properties and private or second homes.
Do you have emergency plumbers/electricians etc.?
YES. We work with local tradesman and are on call for emergencies 24/7.
Can you meet and greet my family when they come to stay?
YES. If you have friends or relatives coming to stay in your property we can arrange to meet them on arrival and hand over the keys.
What cleaning services do you offer?
LOTS! We have everything from deep cleans of curtains/sofas, spring cleans of villas, regular housekeeping both when the house is occupied and not and daily cleaning services if required during your stay.
Can you look after my pool and garden?
YES. We have gardeners and pool technicians who can take care of all pools/hot tubs and everything from small patios to larges estate gardens.
Do you offer a translation/interpreting service?
YES. We have English- Spanish translators in the company and German- Spanish/English if required.
Is there a set charge for your management service?
NO. We have found that no two owners require the same services. We will provide a full quote on property management after discuss your requirements.
Can you organise deliveries/ postal services for us?
YES. We can provide you with our office address for post and small parcels and for larger deliveries we will meet the delivery at your property.
We have a villa in the south of Mallorca, can you manage it for us?
NO. At this time we only look after villas in the North of Mallorca, Pollensa, Alcudia, Campanet, Sa Pobla area.
Why do I need a property manager?
A frequently asked question….. For private properties Often you don’t, until something goes wrong! Having a property manager gives you peace of mind when you are not here and means that your holiday home can be a real holiday, you don’t spend all of your time doing the little jobs that need attention!
For a holiday rental property it is essential to be able to address any issues quickly and resolve them fast, the last thing we want is people to not enjoy their holiday in your villa.
