We always recommend proper tax advice before starting to take rental income from your property. The rules are different for EU versus NON EU property owners and properties owned by companies.

YES. Holiday rentals of properties is not possible without the correct in date rental license.
YES. We are able to take on properties which are advertised with other rental agencies too. Providing it is clear who has the master calendar.
You will have access to our booking system which will show you the reservations and booking information.
You will always be paid at least two weeks before the guests arrive in the property. Unless we are dealing with last minute reservations, where the payment will be made as soon as we receive the funds from the guests.
NO. Once a booking is confirmed by the guests in accordance with our Booking conditions the reservation cannot be cancelled by either Pollentia rentals or the property owner.
NO. We have to ensure that the property is fully managed and the guests requests/ issues will be resolved as quickly as possible during their stay.
As well as your normal insurance policies you will need to specify that the property is holiday rental on your contents insurance and also have the correct cover of Public liability insurance.
YES. We take a damage deposit from all guests before arrival in the property.
NO. We offer property management services to both holiday rental properties and private or second homes.
YES. We work with local tradesman and are on call for emergencies 24/7.
YES. If you have friends or relatives coming to stay in your property we can arrange to meet them on arrival and hand over the keys.
LOTS! We have everything from deep cleans of curtains/sofas, spring cleans of villas, regular housekeeping both when the house is occupied and not and daily cleaning services if required during your stay.
YES. We have gardeners and pool technicians who can take care of all pools/hot tubs and everything from small patios to larges estate gardens.
YES. We have English- Spanish translators in the company and German- Spanish/English if required.

NO. At this time we only look after villas in the North of Mallorca, Pollensa, Alcudia, Campanet, Sa Pobla area.
